To buy, have the agreed price to hand and whether the property is new-build or resale. To sell, have your purchase price, the year, and your latest IBI (property tax) bill. Results are indicative and should be confirmed with your tax adviser or lawyer before signing.
What is your tax residency?
Non-residents need an NIE (Spanish foreigner ID number) and usually get less bank financing.
What type of property are you buying?
This changes the taxes: resale pays transfer tax (ITP); new-build pays VAT plus stamp duty (AJD).
What is the purchase price?
The price in the reservation (arras) or purchase agreement.
Will it be your main home?
Where you will live permanently. In Andalucía this can lower the transfer tax (ITP) if the property is up to €150,000.
Does any of these apply to you?
They can give a reduced rate in Andalucía. If none applies, continue without ticking anything.
A reduced rate requires proof of the conditions and that the property is your main residence. It is confirmed before signing.
How will you pay for the property?

Do you still owe a mortgage?
If you still owe the bank, it is deducted from what you receive.
What did you pay, and in which year?
Tax is charged on the gain. If you inherited it, use the value declared then. This study covers purchases from 1995.
